Complete Home Inspections

dayton ohio home inspection - thermal inspectionThanks to our advanced technology, we offer a one-of-a-kind approach to the home inspection process. This process combines a traditional visual inspection with a high-tech procedure unmatched by any other home inspection company in the world.

The HomeSafe Advanced Infrared Inspection

We begin with a thorough examination of the home’s walls, ceiling, floors, plumbing and wiring. Differences in temperature show up as thermal variations which provide us with crucial information that could range from energy loss and electrical problems to water damage, roof and pipe leaks, mold growth, pest and vermin infestations, and structural defects.

We screen for:

  • Internal structural problems
  • Moisture concerns
  • Termites and other insects
  • Pipe and Duct-work leaks
  • Roof and ceiling leaks
  • Heat loss / Energy loss
  • Insulation deficiencies
  • Rats, mice, and other pests

The HomeSafe Visual Inspection

We combine the infrared scan with a traditional (visual) home inspection, paying special attention to the warning signs detected in the infrared scan. During this process we investigate “suspicious” areas, as indicated by the infrared scan, and seek to identify and confirm the problem or problems.

The traditional visual inspection includes:

  • Roof, vents, flashings, and trim.
  • Gutters and downspouts.
  • Skylight, chimney and other roof penetrations.
  • Decks, stoops, porches, walkways, and railings.
  • Eaves, soffit and fascia.
  • Grading and drainage.
  • Basement, foundation and crawlspace.
  • Water penetration and foundation movement.
  • Heating systems.
  • Cooling systems.
  • Lighting and switches.
  • Water heating system.
  • Interior and exterior doors and operations.
  • Windows and operations.
  • Handrails, guardrails, and stairways.
  • Smoke detectors.

  • Attics, rafters, trusses, and insulation.
  • Food disposals.
  • Kitchen countertops and cabinets.
  • Flooring.
  • Interior plumbing fixtures and faucets.
  • Drainage sump pumps with accessible floats.
  • Electrical service line and meter box.
  • Main disconnect and service amperage.
  • Electrical panels, breakers and fuses.
  • Grounding and bonding.
  • GFCI's and AFCI's.
  • Fireplace damper door and hearth.
  • Insulation and ventilation.
  • Exterior wall coverings.
  • Garage doors, safety sensors, and openers.
    And much more...

The HomeSafe Acoustic Termite Detection

In some cases, the “suspicious” areas observed with thermal imaging and confirmed for moisture, may be the result of termite activity. If the visual inspection does not provide a likely explanation for a problem detected in the infrared inspection, we may next employ the HomeSafe Acoustic Listening Sensor and HomeSafe Sound Recognition Process (patents pending) to confirm the presence of termites and pinpoint their exact location for further analysis and treatment.

About the HomeSafe listening sensor:

  • Will confirm termite or other pest infestation
  • Is more than twice as effective as traditional termite inspection techniques
  • Is completely non-destructive, fast and efficient
  • Minimizes chances of human error in detection
  • Utilizes a central computerized database to confirm insect sounds and ensure proper treatment
  • Should be utilized along side a Wood Destroying Insect inspection from a licensed pest inspector when a real estate transaction is involved.
